Challenges of Usable Data Center Space in High-Density AI Deployments

A recent search for high-density data center space reveals a significant shortfall in North America. A buyer looking for 5 MW of capacity with 140-160 kilowatts per rack found that, while operators had physical space, few could support the high-density requirements necessary for advanced AI systems. This distinction between available data center capacity and suitability for high-density applications is critical, according to James Mercer of Metro Colo Advisory.

JLL reports that North American vacancy sits at 1%, yet only a fraction of that can handle high-density deployments, which underscores the challenge faced by AI businesses needing substantial computational power. For context, recent surveys show that the vast majority of existing data centers operate at much lower density levels. Specifically, 82% of facilities reported supporting racks below 30 kW, while only 9% could cater to 50 kW or more.

As the demand for AI computing rises, data centers equipped to handle racks of 100 kW or more remain quite rare—estimated to be under 4% of all US facilities. The trend shows that most data centers built in the last decade cater to much lower power requirements, which complicates the situation significantly. Notably, high-density racks often require specialized cooling solutions like direct liquid cooling to manage the heat generated, which isn’t commonplace in most older facilities.

Moreover, the search for high-density capacity revealed another layer of complexity: tenant creditworthiness. Some operators are now scrutinizing the financial stability of clients before entering agreements for high-density resources. This dual challenge—finding the right physical capacity and ensuring a tenant meets credit requirements—adds additional barriers for AI developers seeking to establish necessary infrastructure.
